Every one of these gets a written quote before the work starts. Prices below are honest starting points, not teasers.
Repairs & leaks

Diagnostic visit, credited against the repair
The everyday work: a faucet that will not stop, a toilet running all night, a leak under the sink, a shut-off valve that has seized. Most of it is a single visit and most of it is cheaper than people expect.
Signs you need it
- A water bill that jumped without explanation
- Damp in a cabinet, a ceiling stain, or a warm patch on the floor
- A faucet or toilet that runs on after you have used it
- Pipes that bang or hammer when a faucet shuts off
- A shut-off valve you cannot turn — worth fixing before you need it
What happens when you call
- You call. A person answers — usually Dana, sometimes Ray.
- We ask what you are seeing and tell you whether to shut the water off.
- We give you an arrival window and hold to it, or call if we cannot.
- We diagnose it, then quote it in writing before anything gets taken apart.
- You decide. If it is a no, you pay the diagnostic fee and nothing else.
Water heaters
Repair, replacement and tankless conversion — tank or on-demand.

Typical 50-gallon gas replacement, installed and permitted
We repair what is worth repairing and replace what is not, and we will tell you honestly which one you are looking at. Tank units, tankless units, gas and electric. Same-day replacement is usually possible if you call before noon.
Signs you need it
- Hot water that runs out faster than it used to
- Rusty or metallic-smelling hot water
- Rumbling or popping from the tank — that is sediment
- Water pooling anywhere near the base
- The unit is over twelve years old and you have not thought about it
What happens when you call
- You call and tell us the age of the unit and what it is doing.
- We ask you to photograph the label on the side — it tells us most of it.
- We quote repair and replacement side by side, with the real numbers.
- If it is a replacement, we haul the old unit away and permit the new one.
- We show you the shut-off and the drain valve before we leave.
Drain clearing
Slow drains, blocked mains, root intrusion — with a camera, not a guess.

Main line clearing, camera inspection included
We clear the blockage and then put a camera down to find out why it happened, because a drain that blocks twice in a year is telling you something. On older Oregon City properties it is very often roots in a clay lateral.
Signs you need it
- More than one fixture draining slowly at the same time
- Gurgling from a toilet when the washing machine empties
- Water coming up in the shower when you flush
- A smell outside near the clean-out
- It has blocked before, in the same place
What happens when you call
- You call. If sewage is backing up, shut off water use and we prioritize you.
- We clear the line — cable or hydro-jet, depending on what is in there.
- We camera the line afterwards and you watch the screen with us.
- You get the footage and a straight answer about whether it will recur.
- If it needs more than clearing, we quote that separately. No pressure.
Repipes
Whole-house replacement of failing galvanized or polybutylene pipe.

Quoted per house — most run $6,000–$14,000
If your house was plumbed before about 1970 there is a good chance of galvanized steel in the walls, and if it went up in the eighties there may be polybutylene. Both fail. We replace them with PEX or copper, in stages you can live in.

- Water pressure that has dropped gradually over years
- Rusty water first thing in the morning
- Repeated pinhole leaks — the second one is the warning
- Gray plastic pipe with copper crimp rings (polybutylene)
- You are renovating anyway and the walls are already open
What happens when you call
- We walk the house with you and look at what is actually in the walls.
- You get a fixed written quote, itemized, with a start and finish date.
- We stage the work so you keep water overnight, every night.
- We pull the permit and meet the inspector ourselves.
- We patch what we opened. Painting is yours unless you ask us to arrange it.
24/7 emergency
Burst pipes, no water, sewage backing up. A person answers, day or night.

After-hours call-out. No inflated holiday rates — same number all year.
A real person answers this number at three in the morning. If you have water where it should not be, shut off the main and then call us — in that order. We keep both trucks stocked for exactly this.
Signs you need it
- Water coming through a ceiling or running down a wall
- A burst or frozen pipe
- No water at all in the house
- Sewage backing up into a tub or shower
- A gas smell near the water heater — leave the house first, then call
What happens when you call
- Shut off the main if you safely can. It is usually in the garage or a street box.
- Call. We answer, day or night, and we will talk you through it on the phone.
- We tell you honestly how long we will be. Nights and weekends, that is often 60–90 minutes.
- We make it safe first and stop the damage. Repairs get quoted after that.
- You get the same written quote before the permanent fix starts.
