Service area

Clackamas County, and that's it

Five cities, two trucks. We stay inside the county on purpose — it is the only way to still be at an Oregon City emergency in half an hour at three in the morning.

Illustrated map of the service area showing Oregon City as home base, with Milwaukie, Happy Valley, West Linn and Canby around it and typical emergency response times

Illustrated map, not to scale — Willamette Plumbing Co. is a fictional business, so there is no real location to pin.

Oregon City

Emergency response
30–45 minutes
Routine work
Same day, most days

Home base — the shop is on Beavercreek Rd. Lots of pre-1950 housing up on the bluff, which means galvanized supply lines and clay sewer laterals with roots in them.

Areas we cover

  • Downtown & McLoughlin
  • Canemah
  • Hazel Grove
  • Park Place
  • Caufield
  • Beavercreek

West Linn

Emergency response
35–50 minutes
Routine work
Same or next day

A lot of 1980s and 1990s construction with polybutylene supply pipe that is now well past its design life. If yours is gray with copper crimp rings, get it looked at before it decides for you.

Areas we cover

  • Willamette
  • Bolton
  • Robinwood
  • Sunset
  • Savanna Oaks

Milwaukie

Emergency response
40–55 minutes
Routine work
Same or next day

Older stock near downtown and Island Station, plus a lot of mid-century ranch houses where the water heater lives in a tight closet and needs a specific kind of patience.

Areas we cover

  • Downtown Milwaukie
  • Island Station
  • Ardenwald
  • Lake Road
  • Linwood

Canby

Emergency response
45–60 minutes
Routine work
Next day, usually

Furthest out, so routine work gets batched — we try to schedule Canby jobs together on the same day. Emergencies we come for regardless.

Areas we cover

  • Downtown Canby
  • Territorial
  • Knights Bridge
  • Faist

Happy Valley

Emergency response
40–55 minutes
Routine work
Same or next day

Newer construction on the whole, which means fewer failing pipes and more water heaters, pressure regulators and the occasional builder-grade fixture reaching the end of its life.

Areas we cover

  • Sunnyside
  • Scouters Mountain
  • Rock Creek
  • Mount Scott

The edges

Straight answers about the boundary

Just outside the list?
Call and ask. If you are in Gladstone, Johnson City, Jennings Lodge or Clackamas we almost certainly come to you — those just are not where most of our work is.
Portland proper
Generally no. We would rather tell you that than take the job and turn up late. If you are north of the Clackamas County line we will happily point you at someone good.
What the windows mean
These are typical arrival times, not guarantees. Weather, traffic on 205 and whatever the previous job turns into all move them. What we do promise is that we call you if we are running behind.
Trip charges
There are none inside the five cities above. What you are quoted is what you pay.

Not sure if we come to you?

Call and ask. If you are outside the area we will say so straight away and point you at someone good rather than waste your afternoon.
